Gas Safety

It is your duty as a landlord to make sure that all gas appliances and equipment undergo an annual safety inspection by a Gas Safe qualified engineer. This information should be given to new tenants when they move in and to current tenants within 28 days of the background check being finished.

Energy Performance Certificate

The energy efficiency of your property is measured by Energy Performance Certificates (EPCs). Every time a property is developed, sold, or rented, an EPC is legally required and has a ten-year expiration date. 

Electrical Certificates

The electrical system of a rental home should be in good operating order, and all equipment should adhere to current safety regulations. Working with a certified electrician who is registered with NAPIT is the best option.

Recall that only HMOs are required to submit an electrical inspection report and/or certificate every five years. Even non-HMO homes should, however, undergo routine inspections.
